Lisa has a good feel for value in all local State College neighborhoods including surrounding areas.  Has a good eye for fixer upper and ideas for home improvement.  She was very responsive at all hours including weekends and knows what it takes to put together a winning offer and had good ideas for us to seal the deal on our home.  For example we removed radon mitigation from the terms to show the seller we really wanted the place and would deal with mitigation if we have to.  Keep up the good work Lisa!

I am recommending to use Lisa Rittenhouse as a your real estate specialist. Just saying "highly likely" is not sufficient - I DO recommend to contact Mrs. Rittenhouse if you considering real estate transactions.

She provided courteous and professional services in listing our property for sale within time frame and price point that she advised.

If I would be asked to highlight our experience with one phrase - I'd say:

" our property was under the contract within 5 (five) days from listing"!

Yes, I am honest - it took us five days to get the contract signed with OUR asking price.

Our advice: do your homework and don't expect miracles happening. We started preparation for the sale almost 9 months in advance. During that first visit, she gave us points to prepare the property: properly staging the house, common issues to keep in mind with house inspection, availability of maintenance records, list of improvements, quality of pictures to be posted, etc. She assessed the best time for the listing in early spring.

At her advice we hired a home assessment through a local appraiser to gauge the value of property in our area and avoid guessing. It really helped to eliminate price anxiety and manage our expectations. We found that our property was recently reassigned into a flood plane. FEMA is really, you know, helpful and considerate (sarcasm). So our expense for home evaluation was totally worth it. Don't stifle yourself about this - a correct property evaluation is really powerful information for a homeowner. 

Lisa provided us with all necessary documentation for closing process, qualified advice during the pending time, and regularly followed up with us with updates.  Moreover, she assisted us in addressing issues that did come from the buyer's side. Their Bank was demanding and adamant about a lot of details, where Lisa negotiated for us to divide fairly additional expenses to satisfy Bank's nitpicking. This is the real value of a real estate professional - ability to work with you from the beginning to the very end of the process and we are truly thankful and deeply appreciate her efforts.

Lisa was really great with selling our house after it had been re-assigned to a flood plain. She was aggressive in her sales tactics without being annoying to potential buyers and Realtors. Lisa acted as my Buyer's Agent to help me find a new home in State College.

I contacted Lisa by phone from Seattle in early 2013 when I had been offered a job in State College.  Before I accepted the offer, I wanted to know what it would cost my family to buy a home and live here.  To be honest, I had never even heard of State College before, and was quite nervous about taking on a new job, in a new state.

On that first phone call Lisa showed genuine concern and spent a really ridiculous amount of time with me—telling me about the area, making informed and helpful recommendations, and not once did I feel I was being “sold” her services.  In fact, she explicitly said that even if I were to buy a “for sale by owner” home (one in which she would obviously receive no compensation) she was willing to help.

I moved here in March 2013 in advance of my family—who followed on at the end of June. From a real estate agent’s perspective, I was probably the worst possible customer.  I did not know the area; I did not know what I wanted; I did not know what was possible; and I had  ever bought a house before in the United States (I am Canadian and have lived in Canada most of my life).   Lisa showed me through I don’t know how many homes educating me on what was available at what price. After a while we found a place and made an offer.

The bank I was dealing with had tremendous difficulty coping with the fact that I was from Canada—with different credit reporting processes and the like. It was very frustrating, difficult, and angst-ridden.  Lisa demonstrated professionalism and patience throughout the process, and at one point (when we thought the deal was impossible) was happily willing to start over again with me from scratch.

In the end, I ended up buying a lovely home and can put my hand on my heart and say that it would not have been possible in this competitive market without Lisa’s help.  I almost feel guilty that I didn’t actually pay her a dime—agents are paid out of the seller’s money.  But I am happy to recommend her.

In November of 2010, My now fiance and I purchased a house with the help of Lisa.  For months Lisa assisted us with locating the perfect house for the two of us and finally, after many ups and downs, we located our first home.  From my experience with purchasing a house, I cannot say enough good about Lisa.
